About Turkey Home Loans

Who we are

Most Americans who write to us have the same two questions: can I borrow for a house in Turkey, and should I. Turkey Home Loans exists to answer both honestly. We do not lend and we do not sell property. We set out the routes, from your savings and the equity in your US home to a Turkish lira loan, show what each one costs once the exchange rate and the purchase fees are counted, and introduce the specialist who fits your plan.

The team works from Drachten in the Netherlands, in US-friendly hours, with attorneys, agents and insurers in Turkey who work in English. Because a Turkish home also lands on a US tax return the moment it earns rent, our guides cover the IRS side as carefully as the Turkish one.

The first conversation is free and commits you to nothing. You leave it with a realistic budget in dollars and the order of the steps.

Specialists and partners

Buying a home abroad takes more than one party. That is why we work with two groups.

10+ specialists

The people who do the hands-on work: mortgage advisors and purchase guidance professionals who know the banks, rules and regions of the country they work in.

15+ partners

The firms and companies we work with on an ongoing basis, such as real estate agents, attorneys, notaries and tax advisors. Each of them handles its own part of the purchase.

These figures cover our entire network, in all the countries where we are active. Both the team and the network are still growing.

Property Guidance Network: guidance through the whole purchase

A mortgage is one part of the purchase. If you also want help with searching, viewing, negotiating and closing, we match you with a specialist from Property Guidance Network (PGN), our network for purchase guidance.

Every PGN specialist lives and works in the region where you are looking and guides you from your first question to the handover of the keys. If you need financing, that continues to run through us. That way you keep a single point of contact.

What PGN-certified means

PGN assesses every specialist against six standards, when they join and periodically after that.

  1. Local knowledgeDemonstrably works in the region and knows the market and the buying process.
  2. Local networkEstablished contacts for legal, structural, financial and tax questions.
  3. Easy to reachAlso outside business hours, with an agreed response time.
  4. Real answersYou get an answer to your question, not a promise of one later.
  5. Multiple optionsThe specialist presents several suitable options. You choose.
  6. Approved profileWhat is said about a specialist has been checked and approved.

PGN certification is PGN's own quality mark for purchase guidance and not a license. For regulated advice, such as mortgage advice, we work with advisors who hold the required license.
